The continued development of the Navy Yard to create Philadelphia’s newest neighborhood is a challenge that Ensemble/Mosaic does not take lightly. As land previously owned by the city, we have the responsibility to steward the development of this public land so it can endure for the public good for generations to come. It is imperative to look “beyond the deal” and consider the overall impact that our development has on the community and city as a whole. This means developing responsibly taking into account the environment and providing meaningful opportunities and representation for people of all races, genders, religions, ethnicities, and income levels throughout all aspects of the design, construction, operations and occupancy of our projects.

LEED for Neighborhood Development (LEED-ND) was engineered to inspire and help create better, more sustainable, well-connected neighborhoods. It looks beyond the scale of buildings to consider entire communities.

The Navy Yard was awarded LEED-ND Gold Certification for its sustainability  initiatives in 2025.

To be successful at executing such an ambitious impact strategy, our understands that we need to be very intentional and sometimes need to take things into our hands.  That means helping to create companies and fostering and nurturing talented students and young professionals.

What’s Possible

Our commitment to providing opportunity can be felt at every level of our Navy Yard project, from working with minority- and women-led businesses to creating job capacity for people from all walks of life. And we are often exceeding our own expectations. On a macro level, at launch, we committed to at least 20% minority-led investment in our projects. In our first residential project, AVE Navy Yard, we reached 100% minority and woman-led with Basis Investment Group – the first time such a firm has done so in the region.

Building Better Foundation

Conceived to support diversity, equity, and inclusion at the Navy Yard, the Foundation is providing access to small and local businesses and the people of Philly. The Foundation seeks to support minority- and women-owned businesses in the Navy Yard or seeking to move here, as well as minority and female employees who work in the Navy Yard.

Capitalized with an initial $1,000,000 contribution, it will be sustained through annual contributions of 2% net operating income from each development at the Navy Yard to provide a continuing funding source for decades to come.
